Design and coordinate all mechanical and electrical systems, including air conditioning, ventilation, fire protection, plumbing, communications, lighting, smart systems, and energy systems.

Work from the on-site office, supporting both the design process and real-time project execution.

Collaborate closely with the owner, project managers, architects, engineers, coordinator and consultants to ensure all systems are aligned with project requirements.

Attend to technical issues or design discrepancies by providing practical, safe, and cost-effective solutions

Maintain open communication with the owner and provide progress reports or issue updates when required

Ensure all work complies with Thai regulations and applicable international standards

Lead the engineering design of all M&E systems across the project.

Create and prepare technical drawings for tender purposes in AutoCAD, SketchUp and PDF format. Proficiency in Revit is preferred but not a strict requirement

Ensure detailed design and documentation of: HVAC systems (calculation, air conditioning, ventilation), Electrical power networks from transformer to MDB, EMDB, DB, LP, and subpanels, Load schedule tables for all electrical panels, Lighting design and power receptacle layout for the entire project, Fire alarm, CCTV, LAN, and smart home systems (e.g., KNX protocol), Integrated indoor/outdoor audio systems and automatic locking systems for doors, gates, and ports, Plumbing systems, including clean water, hot water, RO, sanitary, and drainage systems, Wastewater treatment systems, pumps, and control systems, • Specialty systems: sprinkler irrigation, solar cell system, Tesla Powerwall, EV charger, spa, sauna, fitness, kitchen, wine cellar, bowling alley, emergency lighting, and cold rooms.

Design for all wiring, cabling, connectors, and components

Provide calculations for water consumption, wastewater, and HVAC load.

Support authority submissions by preparing approved drawings and assisting in securing required permits.

The ability to produce own drafts and technical drawings is preferred, but close collaboration with the Draftsman is essential to ensure design accuracy and consistency

Supervise and inspect MEP works on-site to ensure alignment with design drawings and quality standards

Conduct daily inspections to track progress, check compliance, and ensure proper installation methods

Review and approve shop drawings, technical documentation, and material submissions.

Oversee system commissioning, ensuring that all installed systems are fully operational and match design intent.

Support the site team by adjusting drawings or designs in response to real-time conditions or changes.

Participate in inspection and testing of installed systems to ensure compliance with safety regulations and industry standards.

Report and escalate any significant issues directly to the owner and contribute to project decision-making as needed.

Solid understanding of construction drawings is essential. Proficiency in AutoCAD is required; experience with SketchUp is considered an advantage

Responsible for preparing and updating M&E design documentation in compliance with Thai regulations and relevant international standards.

Maintain a structured and orderly approach to work, ensuring precision, consistency, and high-quality results.

A Non-Disclosure Agreement (NDA) must be properly created and signed by all external specialists, suppliers, or relevant parties before project information is shared

Work in close collaboration with the project owner, providing regular updates and maintaining open, transparent communication - particularly important in an international work environment (60+ bilingual workers)

Help address technical coordination challenges by supporting the owner with practical design solutions and continuous dialogue

Support installation teams by ensuring that design intent is followed, providing clarification on drawings as needed

Experience in basic supervision and system coordination related to M&E installation is highly valued, although the primary focus remains on design and documentation

A hands-on, proactive mindset is appreciated - especially when supporting the site team with real-time adjustments or on-the-spot design clarifications.

Maintain an active presence during standard site working hours, including occasional overtime when required

Ensure that material specifications in your drawings reflect high-quality, cost-efficient solutions aligned with project standards.
